Florida Quality Roofing was contracted to re-roof this Warehouse Single-Ply TPO Roof located in beautiful Miami, Florida. The property is approximately 800 squares and had a built-up asphalt roof that was over 20 years old and at the end of it’s useful protective life.

Our Process

After inspecting the roof and meeting with the property manager and owner we recommended a Warehouse Single-Ply TPO Roof. Specifically we recommended and installed a Mule Hide Warehouse Single-Ply TPO .060 Roof or thermoplastic polyolefin single-ply membrane system.

Single-Ply TPO Benefits

For a warehouse single-ply TPO Roof is the ideal roofing material for warehouses for a variety of reasons:

The most important one is that warehouses tend to have less roof top units (RTUs) and/or roof penetrations which is an ideal condition for a single ply roof.
TPO single ply comes in large rolls. Available in 4′, 6′, 8, 10′ and 12′ widths by 100′ length which allows for a faster form of installation.
It is the most cost effective option compared to a traditional built-up roof which has multiple layers.
It’s highly reflective helping to reduce on energy consumption and would be considered a cool roof and energy star rated.

Technical Information

TPO has been engineered to provide superior long-term performance and enhanced durability. Strong, flexible this TPO membrane is suitable for use in all types of single-ply systems: Mechanically Attached, Fully Adhered, and Ballast Applied. For this property we used a fully adhered installation process.

Compared to other heavy-duty single-ply EPDM, PVC and TPO membranes, this TOP roofing membrane provides the benefits of all three materials in a single membrane: low installed cost, heat welded seams, white reflective color, and no liquid plasticizers.

Maintenance

As with any roofing system, maintenance is the key to a long lasting performance. We recommend at least one visit per year to inspect and maintain the manufacturer warranty.

Completion and Warranty

Florida Quality Roofing successfully completed this project in the Summer of 2021 after a month long project timeline. After all building inspections as well as manufacturer inspections, we provided the property owner a 20 year No Dollar Limit Warranty which is backed by Mule Hide.
