In January 2023, Florida Quality Roofing embarked on a significant roofing project at the prestigious Cosmopolitan Residences in South Beach, Miami. Located at 110 Washington Avenue in the heart of South Beach, the Cosmopolitan is a luxurious condominium that reflects modern elegance and upscale living. The building, comprising 223 units spread across two structures (four and six stories high), required a complete re-roof as its 18-year-old roof had reached the end of its lifespan.
Though the contract for the project was signed in 2021, the COVID-19 pandemic caused material shortages and supply chain delays. As a result, Florida Quality Roofing couldn’t begin work until the materials were fully available, which wasn’t until late 2022. To avoid potential rain delays (common in South Florida from May to November), the project officially began in January 2023 and was completed in May 2023, taking five months of continuous, daily work.
Unique Features of the Cosmopolitan Residences
The Cosmopolitan is an architectural gem that blends modern luxury with European elegance. The building’s design includes a central courtyard with meticulous landscaping, a serene pool deck, and a communal lounge space, making it a perfect example of South Beach’s aesthetic appeal. Roofing System and Installation Process
For a project of this magnitude, Florida Quality Roofing selected a tapered ISO system using modified bitumen torch roofing. The tapered insulation system was essential due to the interior drainage setup, which required proper slope management to prevent ponding water. By using this system, the new roof ensures efficient water drainage and adds a 20-year lifespan to the Cosmopolitan’s roof.
The decision to use a 3-ply APP modified bitumen system was strategic. With numerous air conditioning units and other equipment on the roof, the building required a durable system that could withstand frequent maintenance work and heavy foot traffic from other trades. Florida Quality Roofing’s choice of materials and installation techniques were aimed at providing long-term durability and performance for the residents.

The Cosmopolitan’s prime location in one of South Beach’s busiest tourist areas posed a few logistical challenges. Florida Quality Roofing had to work closely with city officials, obtaining multiple permits for street closures, sidewalk access, and right-of-way permits. With roads closed on two sides of the building, scaffolding was set up to remove waste materials and ensure the team never had to enter the building or use its elevators, maintaining the residents’ privacy.
