Tampa Bay Condominium Silicone Roof Restoration

This Tampa Bay Condominium Silicone Roof Restoration is a great example of how successful a silicone restoration can be both cost effective and energy efficient. In addition, this project was selected as a First Place winner in the 2016 Spotlight Trophy for the Advancement of Roofing Awards (S.T.A.R.) in the Unique category.

S.T.A.R.—Spotlight Trophy for the Advancement of Roofing is an awards program designed by the Florida Roofing and Sheet Metal Contractors Association (FRSA) to recognize members’ unique and outstanding projects completed in the state of Florida.

Here’s what makes this Tampa Bay Condominium Silicone Roof Restoration project challenging, unique and award worthy:

  • The property is located next to the Gulf of Mexico in Indian Shores and there is a lot of wind.
  • There are ponding water areas.
  • There is no parapet wall which creates a safety hazard.
  • The roof experiences high foot traffic by other tradesmen and there is no onsite personnel to escort AC and tradesmen.

In order to ensure the success of this Tampa Bay Condominium Silicone Roof Restoration project we would need to take additional measures:

  • A silicone roof restoration is a better option because it withstands ponding water (versus acrylic coatings)
  • The best option is to roll the silicone rather than spray it to prevent over spray due to high winds on an 8 story building in front of the ocean.
  • We recommended they control roof access by placing a lock on the door, creating a log, adding warning signs and create a walk path to designate walk-able areas for tradesmen to prevent both roof damage and for safety.

    Also,
    • All vehicles near the building were asked to move.
    • We rolled on the silicone product rather than spray it to prevent over spray.
    • Safety is our top priority: A four foot warning line was established along the perimeter of the roof and a Florida Quality Roofing safety monitor was on site to ensure the safety of our workers at all times. The safety monitor ensured all OSHA guidelines were followed as well as manufacturer’s Materials Safety Guidelines which is found on the Material Safety Data Sheet of the product we were applying.

    In essence, through the silicone roof coating restoration the roof was restored and Florida Quality Roofing along with The Henry Company gave Gulf Shores Condominium an additional 15 more useful protective years, in which the buildings will also benefit from a cooler, more energy-efficient environment.

    A 15 year maintenance agreement was also part of the contract to uphold Henry’s Gold Seal Warranty.

This project was selected as a First Place winner in the 2016 Spotlight Trophy for the Advancement of Roofing Awards (S.T.A.R.) in the Unique category.

Stella Amador is a Business Management expert who joined Florida Quality Roofing in 2011.  Stella graduated from Nova Southeastern University with a degree in Psychology. Prior to joining Florida Quality Roofing, she was the Managing Director and Public Relations Manager for a multi-state law firm.  Her background in Marketing and Business Development has been essential to the growth of Florida Quality Roofing as a leader in the industry. Her attention to detail and passion for business have elevated the standards of the roofing profession.

Although Stella is passionate about business, as the daughter of a Jazz Musician and granddaughter to an Artist, her childhood was filled with both. She has an eclectic musical taste ranging from Jazz to Hip-Hop. Among music, she enjoys travel just as most of us and before joining Florida Quality Roofing she spent a year on a “working holiday” in Sydney Australia.

What is a Roof Restoration?

There are many definitions for roof restorations, but perhaps the most important thing to consider is that most low slope (flat) roofs have a lifespan. The lifespan of a roof will depend on the roof system, use of roof, and materials.

At Florida Quality Roofing we have extensive experience with roof restorations and have provided many roofs with significant years of protection while maintaining a watertight roofing system. The most common and cost efficient roof restorations for a flat roof is a silicone coating restoration.

Silicone coating roof restorations have been used for over 20 years and have the most success in humid climates like South Florida since they are moisture cured. They are also versatile and can be used on most roofing systems; single plies (EPDM, PVC, TPO), asphalt/modified bitumen, metal, concrete, etc.

Mentor / Safety / Quality Control

Justo Duarte is the proud father of German Duarte. He has been roofing since 1983, and introduced his son to the noble trade that is roofing. He watched German start Florida Quality Roofing in 2002 in Orlando. Although Justo semi-retired in 2006, his love for roofing and relentless spirit has kept him active in Florida Quality Roofing. His role as mentor to our production team is invaluable. He is always smiling and keeping morale high among our crews. Justo frequents projects in order to assist with quality control as well as ensure all safety guidelines are being followed.

Duarte Sr. is passionate about road trips, he’s traveled from Miami to Central America, most recently doing a cross country trip from California to Florida with his daughter.  His ultimate trip is to go from Alaska to Patagonia (The southernmost tip of South America).

Client Happiness

Josselyn Duarte is German’s sister who also grew up around roofing. However, her studies took her in a different direction, she graduated from the University of Florida with a degree in Hospitality Management. A traveler at heart, she has lived in Europe and most recently was working in the Bay Area in San Francisco. After years away she has returned to South Florida to be close to family, give birth to her first child and to join the family business.

Her vast experience in client services will continue to elevate FQR’s commitment to excellent service. As Client Happiness her priority is to communicate with clients throughout the entire roofing process and ensure client satisfaction.
